What drives the price

How staging pricing works

Vacant home staging is priced per project, not per square foot. Four factors drive the proposal.

Rooms staged

A "money room" scope (living + kitchen/dining + primary suite) costs less than full-home staging. We recommend the smallest scope that still tells the listing story online.

Square footage

Larger homes need more inventory and more install time. Pricing scales with the square footage we are staging, not the total square footage of the house.

Install timeline

Standard install windows are most cost-effective. Rush installs (under one week from booking) carry a small expedite fee when our calendar is tight.

Term length

Our standard term is 45 days. After that, monthly extensions are available at a reduced rate while the home is still listed.

From inquiry to listing

How the process works

    Address, square footage, target list date, and any access notes.

    We send a proposal

    Scope, room-by-room plan, and total — usually within 24-48 hours.

    You sign + pay

    The signed proposal locks install scheduling and inventory.

    We install

    Standard install completes in one day. Coordinated with your photographer.

    Listing goes live

    45-day term begins. Monthly extension available if needed.
