What drives the price

How staging pricing works

Vacant home staging is priced per project, not per square foot. Four factors drive the proposal.

Rooms staged

A "money room" scope (living + kitchen/dining + primary suite) costs less than full-home staging. We recommend the smallest scope that still tells the listing story online.

Square footage

Larger homes need more inventory and more install time. Pricing scales with the square footage we are staging, not the total square footage of the house.

Install timeline

Standard install windows are most cost-effective. Rush installs (under one week from booking) carry a small expedite fee when our calendar is tight.

Term length

Our standard term is 45 days. After that, monthly extensions are available at a reduced rate while the home is still listed.

Pricing FAQs

Do you publish flat prices?

No. Every property is different — square footage, room mix, finish level, and timing all change the scope. We send a written proposal within 24-48 hours of seeing the listing.

What is included in the price?

Design plan, all furniture and decor, delivery, professional install, 45-day staging term, and de-staging at the end of term. There are no hidden fees on the install side.

When is payment due?

The full staging fee is due before install. This reserves install scheduling and locks the inventory for your property. Payment is non-refundable once paid.

What if the home does not sell in 45 days?

We offer a monthly extension at a reduced rate while the listing is still active. Most homes sell well within the initial term — but the option is there if you need it.

Who pays — the agent or the seller?

Either one. We invoice whichever party signs the staging agreement. Many of our agents bake staging into their listing service and pay directly; others have the seller pay at signing.

Are there any extra costs?

Lost or damaged items beyond normal showing wear are billable at fair-market replacement cost. Pinholes, paint touch-ups, or pre-existing wall damage are the property owner’s responsibility (per industry standard).
